Hot Tire Pickup, Explained for a Carrollton Driver

Somebody calls me every August with the same description. They walk into the garage, look down, and there are two pale circles under where the car sits, roughly the size of a tire footprint, with the finish curled up at the edges. The rest of the floor looks fine. That is what makes it confusing, because a floor that failed everywhere would at least make sense. This one only failed where the wheels were. I want to lay out what is actually happening in that spot, because once you understand it, you can tell in about a minute whether a floor is going to have this problem or not.

What Is Actually Happening Under the Tire

Two things have to line up for this to happen, and neither of them is about the tire being dirty or the floor being cheap paint. The first is temperature. A tire that has been rolling on the Bush Turnpike or a stretch of I-35E in August is not warm, it is hot, and it holds that heat for a good while after you shut the door and walk inside. It is parking on a slab that has been soaking up heat through a closed garage all afternoon.

The second is chemistry. Tire rubber is loaded with plasticizers and oils that keep it flexible, and heat drives them toward the surface. When that warm, slightly oily rubber sits against a coating that has also gone soft at the same temperature, the two soften into each other at the contact patch. Overnight the whole thing cools and locks. In the morning you back out, and the bond between rubber and finish is briefly stronger than the bond between finish and concrete. The floor comes up in a curl.

Reading the Damage at the Footprint

The shape tells you almost everything. Real hot tire pickup shows up as a rounded patch the width of the tread, sitting exactly where the car parks, usually four of them if you look under the whole vehicle. The edges are lifted and peeling inward toward the center rather than flaking randomly. Underneath, the exposed concrete is often clean and smooth, sometimes with a faint glaze to it, and that smoothness is the whole diagnosis.

Clean smooth concrete under a lifted patch means the coating was never mechanically locked into the slab. It was sitting on the surface. Compare that with a floor that failed for a different reason: moisture pushing from below leaves a chalky white residue and blisters that are not shaped like anything in particular, and impact damage leaves chips with sharp edges. Tire footprints are round and repeat in a pattern that matches your parking habits.

The other thing worth noticing is timing. Almost nobody sees this in the first year. It shows up in the second summer, sometimes the third, which is why people assume the floor was fine and something changed. Nothing changed. It just took a couple of hot seasons of the same cycle for the weak bond to give.

Why the Grind Decides This

Every coating on earth needs somewhere to hold. Poured concrete finishes with a dense, closed top skin, and a resin laid straight onto that skin is only gripping the outermost layer. Diamond grinding takes that skin off and opens the pore structure underneath, so the resin flows into thousands of tiny anchor points and cures locked in. That is a mechanical bond, and it does not care what the tire is doing.

An acid etch does not get you there. It softens the surface and roughens it slightly, but it leaves the closed structure below mostly intact, and the difference shows up first at the apron by the garage door where the sun lands. The reason this matters for tires specifically is that hot tire pickup is a tug of war. The tire is pulling with real force. If the coating is anchored into open concrete, the tire loses every time and the worst you get is a black scuff you can mop off. If the coating is sitting on a closed surface, the tire has a fair fight, and every August it gets another try.

The Topcoat Half of the Answer

Prep decides whether the coating holds. The topcoat decides whether it softens in the first place, and both halves have to be right. Standard epoxy clears go soft at temperatures a closed Carrollton garage reaches without much effort in late summer, especially with a south-facing door taking sun all afternoon. Once the film softens, it can be bonded to. That is the entire mechanism.

The Honest Answer on a Roll-On Kit

People ask whether a big-box kit that has started lifting can be saved, and I would rather tell you the truth than sell you a topcoat. The short version is no, not usually, and here is why. Those kits are thin, they are almost always applied over an etch rather than a grind, and once tire pickup starts in the traffic lanes it is telling you the bond was weak across the whole floor. The patches that are still stuck are the ones nobody parked on. They are not stronger, just untested.

Put a good coating over that and you have built your new floor on the old floor’s bond, which means you inherit its failure. Does hot tire pickup mean my concrete is bad?

Almost never. The slab underneath is usually in good shape, which is part of what makes this frustrating. The failure is at the bond line between coating and concrete, not in the concrete itself. Will parking outside for a while stop it from spreading?
